The public call to action is a waitlist, not unrestricted sign-up. Explore is described as free. Pro and Business pricing has not been announced; no specific price for either plan should be quoted. Roadmap markets are plans, not current live coverage. ## Current market and data source Abu Dhabi is the current data market. Recorded-sale pages are derived from ADREC transaction records. ADREC is the relevant Abu Dhabi real-estate authority; Dubai Land Department data must not be presented as the source for Abu Dhabi pages. It is not: - an asking price or active listing; - a developer launch price or statement of availability; - an automated valuation of a specific unit; - a promise of achievable rent, yield, appreciation, or resale liquidity; - legal evidence of title or eligibility. Entity pages aggregate recorded transactions and report medians to reduce the effect of extreme values. Built-up square metres are converted to square feet using 10.7639. Registry phase names may be grouped under the development name used by market participants. District and project pages are published only above their stated minimum sample. A median may be withheld where the registry slice would be misleading despite meeting a numerical threshold. For a reproducible citation, state the URL, district or project, metric, coverage date printed on the page, and the date accessed. The latest report may change as the registry is corrected. Use the dated archive when citing that published monthly snapshot, and distinguish its reporting month from its snapshot date. Sales records do not establish achieved rents, occupancy or rental yield. A numerical calculator example is illustrative, not measured rental-market evidence. ## Calculators The public calculators cover: - gross and net rental yield and an illustrative cash-return view; - indicative district price exploration; - mortgage affordability; - mortgage repayments and interest; - a check against the currently published Golden Visa property-value threshold. Calculator output is illustrative and depends on user inputs and stated assumptions. Build-time content checks block unsafe markup, future dates, unsupported categories, regulator confusion, unqualified financial precision, and new high-stakes posts missing required source fields, a source-check date, or a not-advice statement. ## Language and canonical URLs Core marketing pages and recorded-sale district and project pages are published in English and Arabic with self-canonical URLs and hreflang annotations. Long-form articles, area guides, glossary entries, broker guides, and calculators currently have English bodies only and use one canonical English URL. An Arabic URL must not be described as a translation unless an Arabic body actually exists. ## Structured data and reuse Knownable uses Organization, WebSite, Article, BreadcrumbList, FAQPage, Dataset, DefinedTermSet, and WebApplication structured data where the visible page supports it. Dataset pages identify Knownable as publisher/creator and link back to the underlying ADREC market-data source. Structured data does not add credentials or endorsements that are absent from the page. Recorded-sale data pages state their attribution and reuse terms on page. When reusing a figure, link to the exact page rather than only the homepage. ## Limitations Knownable provides general market information. It is not an appraisal and is not investment, financial, legal, tax, mortgage, or immigration advice. Market records may be corrected; regulations and eligibility criteria can change.
