Aldar's Al Zeina portfolio page places Al Zeina in Al Raha Beach, describes apartments and lists facilities including a private beach and swimming pool.
The community portal's units page describes a broader range, including residential towers, townhouses and podium, sky and beachfront villas. The pages have different scope. The narrower portfolio panel should not be used to claim that the whole community contains only its displayed apartment categories.
For a listing elsewhere in Al Raha Beach, obtain that precinct's own evidence. Do not transfer Al Zeina's home types or facilities to another building because both use the district name.

Avoid attaching an assumed premium to a view. Keep its importance to your household separate from any claimed effect on rent or resale value, which needs matched evidence.
Check school and daily routes
Raha International School's campus page distinguishes its Gardens and Khalifa City campuses. Confirm the relevant campus and admissions before judging a home by the school name.
Test journeys from the actual building entrance, including parking and any road crossings. An attractive waterfront walk within a precinct does not establish a complete walking route to every school, shop or workplace.
Check public transport directly with the current operator if it is important to your routine. This guide does not retain universal car ownership assumptions or fixed airport and city travel times.
Compare documented costs
Request current asking terms and the applicable charge statements. Clarify cooling, utilities, parking, maintenance and optional services, including which party pays each item.
