Terms of Service

These terms form a binding agreement between you and Knownable ("we", "us", "our") and govern your use of our website, free tools, and subscription services (together, the "service"). By creating an account, starting a trial, or otherwise using the service, you accept these terms in full. If you do not agree with them, do not use the service.
Agreement to terms
You accept these terms by using the service; no signature is required. Acceptance occurs when you first access the website, register an account, or begin a subscription or trial, whichever happens first.
If you use the service on behalf of a company, brokerage, or other organisation, you confirm that you have authority to bind that organisation, and "you" in these terms refers to both you and the organisation. These terms should be read together with our Privacy Policy, which explains how we handle personal data.
The service
The service is a real-estate data intelligence platform for property professionals working in Abu Dhabi. It aggregates, organises, and presents market information, analytical tools, and reporting features to support professional decision-making.
We describe the data we present; we do not warrant it. Market information may be drawn from public records, third-party providers, and our own analysis, and it can be incomplete, delayed, or subject to revision. We work to keep the platform accurate and current, but we make no guarantee that any figure, listing, estimate, or analytical output is correct, complete, or fit for a particular transaction. Section headings such as "verified" or "indicative" within the platform describe our internal processing, not a legal warranty.
We may add, modify, or withdraw features from time to time. Where a change materially reduces the core functionality of a paid plan, we will give reasonable notice.
Accounts and eligibility
You must be at least 18 years old and using the service for professional or business purposes to hold an account. The service is designed for brokers, agents, investors, developers, and other property professionals; it is not offered for personal or consumer use.
You are responsible for the accuracy of your registration details, for keeping your login credentials confidential, and for all activity that occurs under your account. Notify us promptly, using the contact details at the end of these terms, if you suspect unauthorised access. We may suspend or refuse accounts that provide false information or that we reasonably believe compromise the security or integrity of the service.
Subscriptions, billing and trials
We offer three paid plans — Starter, Pro, and Business — billed per user, per month, in UAE dirhams (AED). Listed prices are exclusive of UAE value added tax (VAT) at 5%, which is added at billing. Plans are billed monthly or annually in advance; annual billing is offered at the price of ten months for twelve months of service. Subscriptions are purchased and managed inside the application at hub.knownable.com, and payments are processed by our payment provider.
New accounts start with a 3-day free trial with full access to the platform. No payment card is required to start the trial. To continue using paid features after the trial, you must purchase a subscription; we will state the trial terms clearly at sign-up.
Subscriptions renew automatically at the end of each billing period unless cancelled. You can cancel at any time from your account settings; cancellation takes effect at the end of the current paid period, and you retain access to paid features until then. We do not provide refunds or credits for partial billing periods, unused features, or periods where the account remained open but unused, except where a refund is required by applicable law.
If a payment fails, we may retry the charge and, if it remains unpaid, downgrade or suspend the account after reasonable notice. We may change subscription prices; any change will apply from your next renewal, and we will notify you in advance so you can cancel if you do not accept the new price.
Free tools
We offer certain free tools without a paid subscription, and these are provided strictly as-is, without warranties of any kind. They are intended as convenience utilities for professionals, not as a substitute for professional advice or official records.
Where a free tool processes files you supply, the processing takes place locally in your browser. Files handled by these tools are not uploaded to or stored on our servers. Because processing happens on your device, results depend on your browser and the quality of the input file, and we accept no responsibility for outputs produced by these tools.
Acceptable use
You may use the service only for lawful professional purposes and within the limits of your plan. In particular, you must not:
- scrape, crawl, or use automated means to extract data from the service, whether manually scripted or via bots, beyond any functionality we expressly provide;
- resell, redistribute, sublicense, or publish data obtained from the service, in raw or substantially unmodified form, to any third party;
- reverse engineer, decompile, or attempt to derive the source code, models, or underlying methodologies of the service, except to the extent such a restriction is prohibited by law;
- share account credentials beyond the number of seats your plan allows, or circumvent usage limits;
- use the service to infringe the rights of others, or in any way that breaches applicable law or regulation.
We may throttle, suspend, or terminate access where we reasonably believe these rules have been breached.
Intellectual property
We own, or hold licences to, all intellectual property in the service, including its software, design, databases, analytical models, reports, and branding. Your subscription grants you a limited, non-exclusive, non-transferable licence to use the service and its outputs for your own professional purposes during your subscription; it transfers no ownership.
You may use charts, figures, and reports generated by the platform in your own client materials, provided you do not present them as an official record and do not remove attribution where the platform applies it. Content you upload or input remains yours; you grant us a limited licence to process it solely to operate and improve the service, as described in our Privacy Policy.
Data and disclaimers
Nothing on the platform constitutes financial, investment, tax, or legal advice. The service provides market information and analytical tooling; it does not recommend any transaction, and no output should be treated as a valuation or an inducement to buy, sell, or lease property.
Before completing any transaction, you should verify material facts — including title, ownership, permitted use, and transaction history — with official sources, in particular the Abu Dhabi Real Estate Centre (ADREC) and other competent authorities. Market data shown in the platform is indicative and may differ from official records. To the fullest extent permitted by law, we disclaim all implied warranties, including merchantability, fitness for a particular purpose, and non-infringement, and we do not warrant that the service will be uninterrupted or error-free.
Limitation of liability
To the fullest extent permitted by law, our total aggregate liability to you arising out of or in connection with the service is limited to the amount you paid us in the twelve months preceding the event giving rise to the claim.
We are not liable for indirect or consequential losses, including loss of profit, loss of business, loss of data, or losses arising from decisions or transactions made in reliance on information presented in the service. Nothing in these terms excludes or limits liability that cannot lawfully be excluded, including liability for fraud or for death or personal injury caused by negligence.
Termination
You may stop using the service and cancel your subscription at any time; we may suspend or terminate your access if you materially breach these terms, fail to pay amounts due, or use the service in a way that creates legal or security risk.
Where practicable, we will give notice and an opportunity to remedy the breach before terminating. On termination, your licence to use the service ends and we may delete account data after a reasonable retention period, subject to our legal obligations and our Privacy Policy. Sections that by their nature should survive — including intellectual property, disclaimers, limitation of liability, and governing law — continue to apply after termination.
Governing law
These terms are governed by the laws of the Abu Dhabi Global Market (ADGM), and the courts of ADGM have exclusive jurisdiction over any dispute arising out of or in connection with them.
Before commencing formal proceedings, both parties agree to attempt in good faith to resolve any dispute through direct discussion for a period of thirty days. Nothing in this section prevents either party from seeking urgent injunctive relief where necessary.
Changes to terms
We may amend these terms from time to time, and the current version will always be published on this page with its "last updated" date. For material changes, we will give subscribers reasonable advance notice by email or in-product message.
If you continue to use the service after a change takes effect, you accept the amended terms. If you do not accept them, you may cancel your subscription before the change takes effect and the previous terms will apply until the end of your current billing period.
