A written conversation

“I listen before I advise.”

Beshoy Abdou, from his submitted responses

Why did you choose Abu Dhabi?

I chose Abu Dhabi because, to me, it offers more than property. It offers a place to build a life over time. I value the way the city brings together different kinds of communities and daily routines.

Some clients are drawn to the waterfront. Others want a family neighbourhood or are considering a purchase with a longer horizon. Those are different decisions. My role is to understand what the person actually wants before discussing a particular area or home.

Which parts of the city are you watching?

I am watching how Abu Dhabi's island and waterfront communities continue to evolve, including Fahid Island, while established places such as Saadiyat, Yas and Al Reem continue to mature. A new launch alone is not the interesting part for me.

I want to understand the kind of daily life a development could support, the homes it offers and how it fits the wider city. A buyer still needs to check the specific developer, location, costs, delivery terms and alternatives. An announcement should start those questions, not settle them.

What do you ask before recommending a property?

I listen before I advise. A property decision is not only about bedrooms, price or a view. I need to understand the client's lifestyle, priorities, financial goals and the confidence they need to move forward.

I would rather ask more questions at the start than present the most convenient option. Where does the client need to be on an ordinary day? Which compromises are acceptable? What might change in their plans? The answers shape the search much more than a headline does.

How do you keep a comparison honest?

First, I want a clear brief. Then I want the right information about each realistic option, including practical costs and the compromises that come with it. The properties should be compared against the same client's goals, not against whichever presentation is most persuasive.

It is important to say what we know, what still needs checking and when an alternative may fit better. A client should not feel that urgency is making the decision for them.

What did the Bayut recognition mean to you?

Being listed in Bayut's 2024 Agent of the Year, Enterprise category in Abu Dhabi while representing Property Shop Investment was a proud moment. I value the recognition, but I value what it represented to me even more: consistent effort, trust from clients and the discipline needed to work in a competitive market.

It reminded me that real estate is about more than closing a deal. Listening carefully, staying informed and being dependable under pressure are standards I still want to bring to each conversation.

Bayut's 2024 awards listing

Bayut lists Beshoy with Property Shop Investment in the Abu Dhabi Enterprise category. This does not identify him as the sole category winner or confirm a current employer.

Is there a small moment in the work that stays with you?

I enjoy the moment when a property stops being just another viewing. After the layouts, locations and numbers, a client begins imagining their daily life there, how the family might use a room or what it would feel like to come home.

It is a reminder that the decision is personal. Behind a serious purchase there is usually a new chapter or a goal that matters deeply to someone. That deserves care, not just a sales pitch.

What matters after closing?

I want clients to feel that they were listened to and properly supported, not simply sold a property. A transaction finishes on paper, but the relationship should not stop there.

I hope a client would still feel comfortable asking me for an honest opinion or guidance on a later decision. For me, a lasting relationship matters more than any single deal.

Why share this perspective with Knownable?

Real estate should feel more understandable and more human. Behind a market headline are people making decisions about their homes, families and futures.

If readers take one thing from my story, I hope it is the value of slowing down and asking better questions. A good property choice is not about following excitement. It is about having the right information and support to decide what truly fits.
