A community master plan shows relationships that a floor plan cannot: your building or plot, its access roads, neighbouring land, future phases and proposed facilities. It is a research tool. The brochure view you are handed may not be the version that governs a specific purchase.
Identify the drawing first
Ask the developer or seller for the drawing's title, version date, scale, legend and phase boundary. Locate the exact plot or building for the unit under consideration. If the plan cannot be matched to the unit documents, write that gap down before discussing views or walking distances.
A developer's Yas Acres community page shows how a large development is described at community level. Community marketing is useful orientation, but it does not identify what is included with an individual resale or launch unit.
Read four layers in order

Trace your route from the property's door to the entrance, parking and the facilities you would use. A straight line on a rendered image is not a verified walking route.
Mark each amenity by evidence
Create three categories: open and inspected; described in dated current project material; mentioned only in a concept image or sales conversation. Ask for the relevant project and unit documents where an amenity materially affects your choice. Do not convert an illustration into a delivery date.
The same applies to an empty neighbouring parcel. It may be developed later. Without current plot information, do not promise a protected view.
Keep market evidence separate

Leave with a marked copy
Circle the unit, adjoining plots, access route and every amenity important to you. Note the source, date and unanswered question beside each mark. Compare that sheet with the specific transaction documents before treating a feature as part of your decision.
