Mayar's stacked maisonette concept makes the vertical arrangement central to the housing choice. The selected home's floors, entrance and relationship with other residences need to be clear before its layout can be compared with a townhouse or apartment.

Modon's Maysan launch announcement describes Mayar as a district of stacked maisonettes. That is different from Thoraya's townhouses within the same first phase.
Townhouse feeling and vertical neighbours are different questions
A private entrance and an internal staircase can give a home a house like routine while another residence remains above or below. That is why a stacked maisonette should be assessed through both movement and boundaries.
Consider an illustrative section containing two separate homes, one above the other. Colour the levels belonging to each residence and draw the access route to each entrance. Do not infer that this is Mayar's selected arrangement; use it to understand the information a real section needs to supply.
Now mark three interfaces: the ceiling or floor between homes, the external route serving entrances and any roof or terrace that adjoins another residence. Each creates a different question. The first concerns adjacency and specification; the second concerns everyday arrival; the third concerns use and responsibilities under the applicable documents.
A buyer who wants a private front door may remain interested after this exercise. A buyer whose essential condition is no residence above should resolve that boundary before considering finishes or landscaped imagery.
Modon's launch describes 132 stacked maisonettes within Mayar. That identifies the district's housing concept. Your unit boundary and section explain which version of that concept is being offered to you. The distinction is fundamental to comparing it fairly with Thoraya or a conventional apartment.
Ask for a section, not just a floor plan
The launch description places the maisonettes within a four storey arrangement. Four storeys in a building does not mean the selected residence includes all four. The section and unit boundaries are what identify your own levels.
| Drawing | What it helps establish |
|---|---|
| Unit floor plan | Rooms and circulation on the shown level |
| Building section | Vertical relationship between residences |
| Site plan | Entrance, parking and surrounding routes |
| Unit schedule | Which references belong to the offered home |
A floor plan shows one horizontal level. A building section shows how those levels sit above one another.
Use the section to identify your entrance, the floors included in your home and the position of adjoining residences. Mark stairs, landings and shared routes. This makes the word “stacked” concrete.
If a listing offers only a plan for one level, request the remaining plan and the connection between them. You cannot assess the whole home from the room arrangement on one floor.
For example, a bedroom floor and a living floor connected by an internal stair describe a different routine from rooms on one floor accessed from a shared stair. This is an illustration of how to read drawings, not an assertion about a particular Mayar layout. Identify the arrangement before deciding how the home compares with a conventional apartment or townhouse.
Check the outdoor area against the unit boundary
Locate the garden, balcony or terrace on the relevant documents. Establish whether it is part of the selected residence, a shared space or an area accessed under separate rules.
Then consider how you reach it. An outdoor area reached through a bedroom serves a different routine from one connected to the living room. An upper terrace may suit quiet sitting while a ground level space may be easier for frequent equipment movement.
These are household choices. They do not establish that one level is universally better.
Understand the maintenance question before assuming the answer
Stacking creates practical interfaces between homes: structure, roofs, external surfaces and shared circulation. Ask who handles each relevant element and which documents define the arrangement.
This article does not determine the legal allocation for a particular property. The point is to identify the questions that an ordinary apartment or standalone villa comparison might miss.
Write a plain description of the selected home
After reviewing the drawings, describe it without using “maisonette”: entrance on this level, living rooms here, bedrooms here, outdoor space here, another residence in this position.
Mayar’s distinctive feature is its stacked housing concept. Understand the selected residence’s levels and interfaces first; only then can its outdoor space, stair arrangement and room layout be evaluated sensibly.
