Modon's project page describes two residential towers on Reem Island with one, two and three bedroom apartments. That does not, by itself, establish how every broker's “Muheira B” label maps to official tower identifiers. Ask for the reference that makes that connection.

The spread within a single bedroom category is a reason to compare plans, not just bedroom counts. In the two bedroom category, the published endpoints differ by 43 square metres. Without the individual area schedules, you cannot tell how much of that difference belongs to living space, circulation or outdoors.

A person wanting two separate work rooms should first establish whether the bedroom arrangement supports that use. A household prioritising a larger shared living room should inspect where the extra area sits. Both could reasonably select a two bedroom apartment and still need different layouts.

The development page also lists a cinema room, children's spaces and exercise facilities. Those give project context; the selected home should still work on a day when you use none of them.

Build an identity line you can reuse

Next, look at the bedroom doors. A home that suits a couple may work differently for someone sharing with another adult. Check whether a bathroom requires passing through a bedroom, and whether the proposed desk sits beside the main circulation route.

Check the balcony separately

A balcony shown in a marketing image may belong to a different apartment type. Match its width, depth and access point to your selected plan. Note any air conditioning equipment, structural element or door swing that reduces usable space.

For an unfinished unit, keep orientation and outlook as separate fields. A directional plan supports an orientation statement; it does not prove a completed view or future obstruction level.

Finish with a clean comparison

Request the same evidence for both shortlisted units. If one has a confirmed plan and the other only a generic brochure, the information is unequal even when the prices appear comparable.
