Why Similar Abu Dhabi Flats Sell for Different Prices

Compare the exact unit, view, layout, running costs and sale terms before treating two similar flats as identical. An asking-price gap is not proof of a market premium.

Two flats can share a bedroom count and advertised size without offering the same home or the same purchase terms. The useful question is not which one deserves an automatic premium. It is what differs, what can be verified and whether completed transactions support the price being asked.

An asking-price difference records two sellers' expectations. It does not establish a sale-price difference, still less prove that one feature caused it. Build a unit-level comparison before using the word identical.

Inspect the exact outlook and orientation

Record the floor, view from the rooms you will use, nearby construction and the position of balconies and windows. Visit rather than relying on a wide-angle photograph or a generic tower description.

A sea view today is not evidence of a permanently protected view. Ask what supports any protection claim and what remains uncertain. A higher floor can change the outlook and access experience, but this guide does not attach a percentage premium to it.

Orientation should be assessed through the actual home: daylight, shading, glazing, cooling condition and your working hours. Do not infer a guaranteed energy saving from a compass direction alone.

Compare usable layout, not only advertised area

Two nominally equal areas may allocate space differently. Draw furniture positions, identify circulation space, check storage and inspect where natural light reaches. Confirm whether the quoted area includes a balcony and whether both records use the same basis.

A household needing a separate work room may prefer a layout another buyer finds less useful. Describe that difference without turning personal preference into a market-wide valuation rule. Verify any structural or layout change against the relevant records.

Read charges alongside building condition

Request the current approved service-charge documentation, what it covers and any separately billed items. Inspect the shared facilities and ask about planned work rather than judging only the rate per square foot.

The difference is AED 11,700 a year, or 1.17 percentage points of the hypothetical purchase price. Neither remainder is net yield. Vacancy, maintenance, management, financing, acquisition costs and other expenses have not been included. Changing one cost does not establish the price at which either flat will sell.

Separate finish from verified repair quality

Photographs can show a refreshed interior without showing the cause of a repaired leak or the quality of electrical work. Inspect condition and ask for a factual scope of completed work.

Do not assume a renovation recovers its cost on resale. A buyer may value the finish, want different materials or prioritize an unresolved fault. Pre-sale repair prioritization explains how to separate necessary work from speculative improvements.

For alterations affecting structure, exterior or common parts, ADREC's guidance calls for prior written approval unless the approved regulations explicitly permit the work. Verify the actual building's requirements rather than assuming ownership makes every alteration permissible.

Compare occupancy and transaction terms

Check whether the home is occupied, what the documented tenancy says and what possession is actually being offered. Do not presume that a sale ends a tenancy or guarantees an immediate move.

Record the payment and financing arrangements, included furnishings and known timing constraints. Different terms can matter to a buyer even when the physical units closely match. Treat legal or contractual questions as matters to confirm for the exact transaction, not as a standard discount.

Test the price against a matched record

Use ADREC market data as an official starting point, while checking the available detail, dates and coverage. A district average cannot isolate the value of one view or renovation.

For a comparable set, record the building, property type, documented size, transaction date, condition and relevant terms where available. Mark missing fields. If the evidence does not isolate a feature, say that its price effect remains unproven.

No universal premium is established here. Inspect the actual outlook, noise, lift access and orientation, then compare completed sales with similar unit characteristics and dates. Asking prices alone cannot establish what buyers paid.

Are lower service charges always better?

Compare the approved charge, its scope and the condition and management of the building. A lower bill can reduce one cost without proving better maintenance or a higher sale value.

Can two apartments with the same bedroom count be compared?

Start there, but also match building, documented area basis, layout, condition, occupancy and transaction period. Record differences rather than forcing an exact comparison.
