Al Reem Island should be assessed building by building, rather than as a single price or lifestyle category. Start with the exact home, the route to work or school, and the evidence behind the listing. A waterfront description does not answer questions about noise, access, storage or recurring costs.
This guide was corrected on 1 October 2026. It removes unsupported prices, yields, demographic descriptions and transaction totals. It also corrects the earlier claim that residential registration remained outside ADGM's real estate remit.
First, use the correct registration starting point
ADGM's Real Estate Services page identifies Al Reem and Al Maryah Islands within its real estate jurisdiction. It describes services covering ownership, registration, transfers and leasing through AccessRP and the ADGM Service Centre.
This is not merely a business-licensing distinction. Do not rely on this guide's former suggestion that residential conveyancing was unaffected.
For an actual transaction, ask the authority or your qualified adviser to confirm the property's current register entry, the interest being transferred and the required process. Compare a home with the same kind of home
For an apartment search, record the building, floor, orientation, internal layout, balcony, parking and condition. Do not allow a broad island average to conceal a materially different property.

Keep these searches separate. Comparing a villa's asking price per square foot with a tower apartment's does not, by itself, establish better value. Outdoor area, measurement basis, condition and the total cash commitment are different questions.
Use a two-visit building assessment
The following is our suggested inspection method, not a claim about all buildings on the island.
On the first visit, follow the normal arrival route from the road to the assigned parking space and then to the apartment. Note any changes of lift, access restrictions and the journey with shopping or a stroller.
On the second visit, test the hours that matter to your household. Observe the entrance, lifts and surrounding noise without assuming one quiet period represents the whole week. Ask permission before photographing common areas.

Test the commute from the actual address
Save the exact origin and destination, rather than routing from an island name. Check the journey at the expected departure and return times. Include parking, the walk to the building and any school drop-off.
Do not publish a fixed commute from one convenient map result. Keep the observation date and circumstances with the estimate. A household with a fixed arrival time should test the difficult day, not only the easiest journey.
For a school or nursery, confirm the campus, available place and transport arrangement directly. An address near a school does not imply admission or a usable walking route.
Build a price comparison that can be checked
Maintain separate columns for advertisements and completed transactions. Capture date, source, property type, size basis, condition and any known occupancy differences. Duplicate advertisements are not independent transactions.
Start with close matches in the same building where evidence exists. Explain any expansion of the comparison set and preserve the limitations. If there are too few suitable records, the honest output is an insufficient sample, not an island-wide value estimate.
