That contrast is the single most useful thing for a buyer to hold onto. Al Reem Island is one of Abu Dhabi's busiest apartment markets, and most of what trades there is a flat in a tower. Reem Hills carves out a walled, contoured section of the island for family-format homes with private gardens, a private-beach frontage and a clubhouse-led amenity plan. Who is building Reem Hills and how it is laid out

Reem Hills is developed by Modon Properties, the Abu Dhabi master developer that carried the project forward after it was first launched under the Q Properties name. The community covers a large parcel on the island's eastern edge, roughly 1.8 million square metres by the developer's own account, arranged so that the villa plots step up the man-made hill while apartment and townhouse clusters sit lower and closer to the water and canal frontage.

The organising idea is height. The hilltop villas are marketed on their 360-degree outlook over greenery and the Gulf, which is unusual for Abu Dhabi, where most communities are flat. Around that centrepiece the master plan places parks, jogging and cycling tracks, swimming pools, clubhouses, a private school, healthcare facilities, a mosque, an early-learning centre and a retail strip of shops and cafes. The intent is a self-contained neighbourhood rather than a villa compound bolted onto the existing island.

How Reem Hills differs from Al Reem's apartment stock

Reem Hills differs from the rest of Al Reem in format, density and price behaviour, and the price point is where buyers most often misread it. Large villas carry a lower headline rate per square foot than apartments, because you are paying for a lot of built area, so a per-square-foot comparison between a Reem Hills villa and a Shams tower flat tells you almost nothing.

Treat those sizes as brochure ranges to be checked against the specific unit, not fixed dimensions. The other structural difference is liquidity. Al Reem recorded roughly 4,668 sales year to date in indicative ADREC-sourced figures, the highest transaction count of any district we track, but that volume is overwhelmingly apartments. Villa resale on the island is thin by comparison, which cuts both ways: less competing supply, but a smaller pool of buyers when you eventually sell.

What a Reem Hills home costs and how to finance it

Plans vary by release, but they are commonly built around a deposit of roughly 10 per cent, something in the order of 30 per cent across the construction period and approximately 60 per cent at handover, with 40/60 splits also marketed. If you intend to finance the purchase, model the milestone payments and the eventual mortgage separately using the mortgage calculator, because off-plan financing in the UAE is typically only drawn down at completion and the construction instalments come from your own funds.

Budget the transaction costs on top. Expect an ADREC-style registration and transfer fee of typically around 2 per cent, plus agency commission, valuation and mortgage registration if financed. Al Reem is a special case here: since the start of 2025 the island's real-property register has been administered through the ADGM Registration Authority rather than the standard Abu Dhabi route, so confirm the current registration process and fee schedule with your broker before you commit.

Access to Reem Hills runs through Al Reem Island's bridge network, which has improved markedly. The Umm Yifeenah Bridge, opened in early 2023, is an 11-kilometre link from the island to mainland Abu Dhabi, and in early 2026 two further marine bridges opened, one connecting the island's own districts and another giving a more direct route towards Saadiyat Island and the highway network east of the capital.

In everyday terms, the developer and area guides put Al Maryah Island at roughly a 10-minute drive, Downtown Abu Dhabi and the Corniche at around 15 minutes, and the retail at Shams Boutik Mall within a few minutes. Zayed International Airport sits further out, generally in the 30-to-45-minute band because you clear the bridges first. Treat all drive times as off-peak estimates; the causeways carry real congestion at rush hour, and a hilltop villa on the far side of the island is not the same commute as a tower beside the bridge.

Amenities, lifestyle and who Reem Hills is built for

Reem Hills is built for families and end-users who want island proximity with a house rather than a flat, and who value a private, low-rise setting over the density of the towers. The private-beach frontage, the school inside the master plan, the parks and the clubhouses are aimed squarely at owner-occupiers with children, not at yield-first investors.

It also fits buyers thinking about residency. Then pin down the running costs and the paperwork. Ask for the projected service charge per square foot for your specific product, since a large villa and a canal-side flat carry very different annual bills. Confirm the payment milestones against your own cash-flow, not the headline plan.
