The practical conclusion is specific: activity recovered from July, while the annual sales count changed much less. Those comparisons do not establish what will happen next or what an individual home is worth.
The figures come from the August archive, captured on September 6. They describe the records available for that edition, not a claim that the sample contains every sale in the emirate.
Two comparisons, two different stories

The monthly percentage uses July as its denominator. Dividing the additional 353 sales by July's 1,921 gives approximately 18.4%. The annual comparison uses the earlier August: 26 divided by 2,248 gives approximately 1.2%.
Neither comparison cancels the other. The monthly figure answers whether recorded activity rose from the immediately preceding month. The annual figure compares the same calendar month across two years. A responsible description includes both instead of selecting whichever produces the strongest headline.
What happened to the recorded rate?
The archive's median rate increased from approximately AED 1,689 per built-up square foot in July to AED 1,837 in August. The archived monthly change is 8.8%. The corresponding August 2025 median was approximately AED 1,638, producing a 12.1% annual change.
This rate movement is separate from the sales count. More transactions do not mathematically require a higher median. A month can contain more sales at lower rates, fewer sales at higher rates, or a different mix of buildings and property types.
The archive is an aggregate summary. It does not identify matched repeat sales of the same homes. We therefore cannot translate the 8.8% change into an 8.8% gain for a particular owner.
Check the concentration before calling the movement broad
Al Hidayriyyat accounts for 627 recorded sales in the edition, about 27.6% of its 2,274 total. Al Reem Island contributes 365, Al Saadiyat Island 234 and Yas Island 206.
That concentration matters when deciding what the headline tells you about another district. A large volume in one part of the sample can coexist with quiet activity elsewhere. It does not demonstrate that every location experienced the same pace of sales.
To investigate your area, start with the public district table. Then narrow the evidence to the relevant building and property type where sufficient records are available. Do not interpret an omitted district row as proof that no sales took place there: the archive lists selected district rows, not every district in the total.
What this means for a property search
Use the monthly recovery as a reason to inspect current evidence, not as a deadline to buy. For a particular apartment, ask whether the comparable sales have the same building, size definition, property type and relevant transaction period.
Keep asking prices in a separate column. A seller's current expectation and an earlier registered transaction are different observations. They can inform the same discussion without being treated as interchangeable.
Also record the unanswered questions. This archive does not establish current stock available for sale, how long a listing took to sell, a rental agreement amount, or the physical condition of a home. Those need other evidence.
A usable way to describe August
A concise, defensible summary is: recorded activity rose against July in this archived sample, while the annual sales count was broadly similar. The median rate also increased, but the available aggregates cannot separate changes in property mix from changes in the value of comparable homes.
