Cash and financing change the way a purchase is funded. Neither label establishes that a home is good value, that a transfer will finish quickly or that the buyer can afford the longer term costs.
Compare the same home and the same planned holding period under both routes. Otherwise, an apparent advantage may come from different assumptions rather than the funding method itself. This is a planning worksheet, not financial, investment, legal or tax advice.
Compare the actual funding gap
An outright purchase funds the price without a new buyer mortgage. A financed purchase combines the approved loan with other funds. Record the exact loan amount, not a headline maximum percentage from an advert.
For a fictional price of AED 1,000,000, a loan of AED 600,000 leaves AED 400,000 of the price to fund from other sources. An outright purchase funds the full AED 1,000,000. Neither number includes fees or other transaction requirements.
That difference is not a profit. Financing preserves some initial cash while creating repayment obligations and possible financing charges. The comparison needs both sides.
Build two columns with identical assumptions
| Item | Outright purchase column | Financed purchase column |
|---|---|---|
| Price contribution | Full agreed price | Price less the confirmed loan |
| Transaction costs | Current applicable quotations | Same applicable costs, plus financing specific items |
| Ongoing property costs | Assumed operating and maintenance costs | Same assumptions for the same home |
| Debt payments | None for a new buyer mortgage | Lender's actual repayment schedule |
| Cash retained | Funds remaining after required payments | Funds remaining after required payments |
| Exit assumptions | Stated sale scenario, not a forecast | Same scenario plus debt settlement conditions |
Keep costs labelled as quoted, estimated or unknown. The ADREC calculator distinguishes upfront and monthly payment information, but the figures you enter still need verification for the transaction.
Do not turn a gross yield into a financing decision
A rent divided by a price does not capture every cash flow. If you are comparing an investment scenario, document vacancy, operating expenses, collection assumptions, financing costs and possible sale outcomes separately.
Future rent, future asset value and the return available from another investment are uncertain. Do not treat an assumed alternative return as guaranteed earnings that automatically justify borrowing. Ask a qualified adviser to assess the implications for your circumstances.
For an owner occupier, the question is different again: compare household cash commitments and reserves rather than importing a rental yield into a home budget.
Remove false certainty about completion
Paying cash removes the need to obtain a new buyer mortgage, but other dependencies can remain. Check property documents, the seller's position and the applicable completion process. Do not promise a universal cash or mortgage timeline.
The registration authority also matters. ADGM's Registration Authority describes its property services across Al Maryah and Al Reem Islands. A generic Abu Dhabi transfer fee or trustee office description should not be assumed to fit every address.
Use the due diligence worksheet to record the evidence for the exact transaction.
Treat later borrowing as a separate decision
An intention to buy outright and borrow against the property later is not an approved refinance. Record what would happen if the later application were declined or offered on different terms.
Similarly, do not assume that an early loan repayment has no cost. Request the settlement conditions of the particular product and compare them with your planned holding period.
Finish with a written comparison
Keep a dated summary of each scenario: price, loan, immediate cash required, ongoing payments, retained reserve and unresolved conditions. The result may show that neither scenario meets your own requirements. That is useful information, not a reason to force a purchase.
