Aldar's dedicated Al Ghadeer Parks launch page identifies 453 homes in Al Ghadeer, Abu Dhabi, comprising townhouses and villas. Its location is between Abu Dhabi and Dubai. The project should be researched as a particular release, not treated as interchangeable with every existing Al Ghadeer home or a similarly named Gardens phase. Knownable checked the dedicated launch page on 22 September 2026. Construction progress, remaining inventory and the delivery of individual facilities were not independently inspected.

Aldar lists two and three bedroom townhouses and four bedroom villas. The reference gallery includes one floor plan example for each of those three categories. The townhouse illustrations are not a complete catalogue of middle, end or corner configurations. Compare the amount and position of outdoor space, adjoining walls, parking, room access and the relationship between kitchen and living space. Ask for the particular unit's measured area schedule rather than importing a floor area from another Al Ghadeer phase. The villa and townhouse examples also should not be grouped into one price per square foot comparison without accounting for plot and dwelling differences.

Prices, payment terms and delivery

On 22 September 2026, Aldar's launch page displayed starting prices of AED 1.9 million for a two bedroom townhouse, AED 2.2 million for a three bedroom townhouse and AED 3.3 million for a four bedroom villa. It displayed a 55/45 payment plan, 5% downpayment and Q2 2031 handover. These are dated developer marketing terms, not confirmation that a particular home remains available at those figures. Request the instalment calendar, unit premium, charges and contractual delivery provisions before committing.

How to compare this project

For a household splitting its week between Abu Dhabi and Dubai, the useful question is not whether Al Ghadeer sits between the cities, but whether the actual door to door journeys work. Test the route from the development entrance to each workplace at the relevant times. Include school drop off and regular errands, and distinguish planned facilities from those operating now. For the purchase comparison, separate the townhouse configuration from its bedroom count: an end home and a middle home can have different privacy and garden tradeoffs. A relatively small initial payment does not describe the whole funding obligation, so build a dated cash flow schedule from the contract rather than the payment plan headline. Compare completed Al Ghadeer resales with this release only after allowing for delivery timing, specification and plot differences. Airport proximity by itself cannot establish future rental demand or appreciation.

For context, explore recorded project sales and district transaction summaries. A similarly named registry entry is not automatically the same development or phase.

Questions to ask before deciding

1. Confirm that the quotation names Al Ghadeer Parks and identifies its phase, plot and layout variant.
2. Obtain the current instalment dates and confirm how the 5% downpayment fits within the 55/45 schedule.
3. Check the current contractual handover target rather than treating Q2 2031 as guaranteed.
4. Test workplace and school journeys from the actual entrance without relying on advertised drive times.
5. Confirm the operating status, access conditions and expected opening dates of relevant community facilities.
