Golf Estates has a compelling name, but buyers will ask whether the home they can actually purchase matches the image that name creates. A seller's job is to answer with the unit's collection, plot and plan, not a broad fairway promise.

Name the collection and the outlook
Modon's project page includes townhomes, golf homes, villas and mansions. State which of these the offered unit is, then supply the matched plan, internal and plot areas, parking and numbered location map. If the copy says golf facing or waterfront, verify the precise line of sight. Do not infer it from the development name.
Separate dated launch news from this offer
Modon's July 2026 release reports initial project sales. It can be attributed as historical developer information, but it is not an up to date stock count or proof of what this home will resell for. The listing should instead explain what the buyer receives and what remains planned.
Label Q3 2030 as Modon's estimated handover where it applies to the collection. Check the date of the latest unit document. Distinguish operating Hudayriyat Island facilities from proposed Golf Estates facilities. If a resale is planned, obtain Modon's current confirmation of unit specific transfer requirements before advertising a transaction path.
