Hudayriyat Golf Estates may appeal to someone who wants a home within a planned golf centred district, but it is not one uniform home type. The choice starts with whether a townhome, villa or mansion suits the household, then whether a particular plot delivers the outlook and privacy expected.

The collection matters more than the headline
Modon's project page lists three and four bedroom townhomes, several villa formats and golf mansions. It gives Q3 2030 as the estimated handover for the displayed collections. Home areas vary materially, so a single project wide size or lifestyle description is not enough. Ask for the collection name, matched plan, plot position and current amenity schedule.
The project description includes an intended golf course, clubhouse and community facilities. A buyer should distinguish the proposed residential experience from amenities already operating on Hudayriyat Island. Island access and a completed project facility are different things.
Why consider it, and why not rush?
A buyer may shortlist Golf Estates because a specific home format and the island's active lifestyle fit their routine. Modon reported strong launch sales in July 2026, but that report is not independent proof of today's availability or future value. It should not manufacture urgency.
Check whether the named unit faces a fairway, water, road or another home. Review the actual garden, parking and room plan.
