Lead with the home format
Aldar distinguishes conventional one and two bedroom apartments from three bedroom Kanso residences and two bedroom Kanso lofts. Use the developer's exact designation. A buyer looking for a single level plan can make a poor decision if a loft is described only by its bedroom count. Provide the matched plan, its area breakdown, outdoor space and storage.
Keep the phase and view specific
The launch announcement identifies 265 first phase homes within a larger 778 home scheme. Name the offered building and phase rather than implying the entire development is available. If a listing mentions a landmark or open view, connect it to the named floor and orientation. A generic rooftop image cannot substantiate a private apartment outlook.
Quote Aldar's current wording, "handover commences from Q4 2030," with a check date rather than promising that every home completes in that quarter. Describe amenities as planned until their operational status is verified. Avoid claims about future rents or resale prices that the unit file cannot support.
Give the buyer a usable next step
Offer the official plan and current unit details for inspection. If the seller holds an off plan contract, verify the current developer process for that unit before making statements about transfer.
