Sei Saadiyat is not only an address. It is a set of different apartment and loft formats within Saadiyat Cultural District. A buyer might consider it for that location and home mix, but should still test a particular unit against how they actually live.

What is being offered?
Aldar's project page lists one and two bedroom apartments, three bedroom Kanso residences and two bedroom Kanso lofts across a planned six building, 778 home scheme. The launch announcement says the first release has 265 homes in two buildings. Do not treat every home shown in the full masterplan as part of the first available phase.
The project page says handover commences from Q4 2030. That is not a promise that every home will be delivered in that quarter. Its amenities are described as part of the development proposition, not proof that they are already operating. That matters for someone whose move date or daily routine depends on a particular facility.
When could it fit?
Shortlist Sei if a Saadiyat Cultural District location suits work, family or leisure routines, and one of its home formats fits the household. Then inspect the actual plan. A loft may allocate its floor area differently from a conventional apartment. Room count alone will not show storage, circulation, outdoor space or privacy.
Ask for the building, floor, orientation, matched plan and exact inclusions. Do not assume a marketing view image belongs to every home.
