A seller or broker does not need a louder Talay adjective. They need a more precise unit file. The buyer will want to know exactly which villa is offered and which claims in the advertisement apply to that villa rather than the wider Marsa Al Saadiyat destination.

Confirm the collection before writing copy
Aldar's launch statement uses the Talay name broadly. Its Talay viewer and Talay Beach viewer separate the collections. Do not transfer a feature from one to the other without a unit level source. The original launch total is not a live availability count. Confirm current inventory for the named collection with Aldar.
Give buyers the evidence they can use
The listing should identify the villa's plan, bedroom count, plot, outdoor area, parking and orientation. Attach a matched plan and distinguish developer renderings from site photography. If the offer mentions beach access, a water outlook or a particular amenity, state what has been confirmed for the unit and when that information was checked.
Some buyers will care more about room arrangement and privacy than a masterplan label. A walkthrough of the plan can therefore be more effective than a gallery of unrelated destination images. It also makes the listing easier to compare with another villa of the same collection.
Do not turn timing into an unsupported claim
State any handover date as a dated developer estimate only after obtaining a current project document. Do not claim a guaranteed resale gain or that a recent launch means stock is scarce.
