What the developer says
Aldar's September launch describes 351 four to six bedroom villas as the first residential release at Marsa Al Saadiyat. That establishes the broad offering. It does not describe the finished condition of every part of the wider masterplan. Parks, paths, hospitality and coastal facilities should be checked against their present status and phase timetable.
The Talay unit viewer helps narrow the search to a villa type and location. Use it with the official plot map and a matched floor plan. A preferred view, distance to a facility and level of privacy vary by plot.
Why shortlist it?
The villa format may suit a household needing more separation between living spaces and a private outdoor area. The Saadiyat address may matter if their daily activities connect to the island. Neither point should be turned into a claim about future resale value. Compare the actual home with the household's requirements: bedroom use, parking, garden, sun exposure and likely travel patterns.
Why investigate now?
A recent launch makes the original project statement and the live unit viewer available for cross checking. It is not an instruction to buy before a deadline.
