First identify the collection
Aldar's announcement describes 351 villas. Its Talay viewer and separate Talay Beach viewer describe different collections. Their current inventory could not be independently verified in this review. Do not treat the original launch figure as a live availability count.
Then identify the home
Ask for the official collection name, unit identifier, plot map and matching plan. Confirm the bedroom count, internal and plot areas, access route and neighbouring plots. If a listing claims a direct water outlook, the numbered plot and supporting plan matter more than a photograph of the broader coastline.
Next ask which amenities are included in the purchased phase, what remains planned and what has a dated delivery estimate. The wider Marsa Al Saadiyat masterplan may be relevant to lifestyle, but it cannot answer a unit specific question by itself.
Use the checklist to improve decisions and listings
For a buyer, this sequence makes an enquiry precise enough to verify. For a seller or broker, it creates a listing that can survive scrutiny. Neither side needs an invented market forecast.
