Living on Yas Island: What Golf, Marina, and Water's Edge Cost to Rent

Water's Edge, the Yas Bay marina front, Yas Acres and West Yas run from roughly AED 79,000 to AED 585,000 a year. Here is what each costs and what moves the number.

Renting on Yas Island in mid-2026 costs between roughly AED 79,000 and AED 585,000 a year, and the address matters less than three things: the bedrooms you need, the cheques you can write, and the rate on the unit's last registered Tawtheeq contract. That last item is no longer a benchmark. It is the price.

On 3 June 2026 the Government of Abu Dhabi moved the annual rental increase from 5 per cent to 0 per cent on residential, commercial and industrial property across the emirate, temporarily and until further notice, with ADREC overseeing implementation.

The four addresses at a glance

Yas is four rental products that barely compete: canal-front apartments at Water's Edge, marina and bay-front apartments around Yas Bay, golf-side homes at Yas Acres, and family villas at West Yas.

Those are indicative averages of asking rents, not registered leases. On a previously let home, an asking rent above the last registered figure is not one a landlord can register.

Water's Edge: the cheapest bedroom on the island

Water's Edge is the cheapest way onto Yas at every bedroom count above a studio, and the discount survives an honest test: apartment against apartment, not against an island average inflated by villas. At three bedrooms it asks an indicative AED 130,000 to 175,000, a wide band that is worth checking against current live listings, against roughly AED 263,000 at Ansam on the golf side and AED 269,000 at Mayan on the water, an indicative like-for-like gap on the order of AED 100,000 a year. At two bedrooms the gap is about AED 17,000, and at studio level it broadly closes (approximately AED 79,000 here against AED 87,000 at Mayan). One-bedrooms run roughly AED 90,000 to 110,000, with a typical 681 sqft canal-view unit around AED 100,000.

The saving comes out of aspect and specification, not floor area. Units hand over unfurnished with kitchen appliances, so budget for furniture. And ask which way the balcony faces: interior units with no canal or pool aspect sit tens of thousands below the marketing photography.

The marina front: Yas Bay, and what the water costs

The bay and marina-front apartments around Yas Bay Waterfront, among them Mayan, The Bay Residence and Sea La Vie, are the island's walkable address, and a three-bedroom costs on the order of AED 100,000 a year more than at Water's Edge. Mayan's apartments average approximately AED 187,000 and list from about AED 80,000 to AED 350,000. The premium buys the promenade, the arena, the restaurants and the beach on foot: the only part of Yas where a car is optional.

Two trade-offs. Event nights bring traffic and crowds, so ask which side of the building the unit faces and view on a concert evening, not a quiet Tuesday. And much of this stock is new, which under the freeze is expensive: a first-time letting has no registered contract to reference, so it prices at today's market while an older unit next door stays anchored to a pre-2026 rate.

Yas Acres: golf-side, and what the club actually costs

Yas Acres is the only Yas community with a full size ladder, from two-bedroom townhouses at roughly AED 175,000 to six-bedroom villas around AED 584,000, and its four-bedroom premium over West Yas is about AED 17,000 a year, or around 5 per cent. Be precise about what that buys, because it is not the club.

Yas Acres Golf and Country Club is run commercially. The nine-hole floodlit course, gym, pool and padel courts sit behind a paid membership, rates are quoted on application rather than published, and members get preferred green fees rather than free golf. A tenancy confers no membership: the owner's service charge covers community upkeep, not club access. Ask the landlord in writing what the lease includes; the usual answer is nothing. The AED 17,000 buys proximity, and the club is a line item on top.

The internal arithmetic matters more than the premium. A three-bedroom averages around AED 246,000 and a four-bedroom around AED 357,000, but a five-bedroom only roughly AED 364,000: the fifth bedroom costs about AED 7,000 a year more than the fourth. And because the community is still being extended, ask where the hoarding will sit before signing a two-year term.

West Yas: the family villa benchmark

West Yas is the easiest community on the island in which to test a quoted rent, because the product barely varies: just over a thousand detached villas in two configurations, completed around 2019, with West Yas Academy inside the community. Four-bedrooms average around AED 340,000 and five-bedrooms around AED 378,000, so a quote can be checked against dozens of near-identical neighbours.

The negotiating point here is plot, not bedroom count. Two four-bedroom villas quoted at the same rent can differ by 3,000 sqft of land, with plots running roughly 4,250 to 8,100 sqft, and by whether the garden takes the afternoon sun. Walk both and price the difference.

At the size most families rent, this is an AED 17,000 question, and the money buys proximity to a club you must still pay to join.

What Yas costs on the day you move in

Budget roughly 60 per cent of the first year's rent as day-one cash on a two-cheque deal, and treat the cheque count as your biggest lever.

  • Cheques. Rent is quoted annually and paid in one to four post-dated cheques. A single cheque typically buys 5 to 10 per cent off: on a AED 100,000 asking, roughly AED 5,000 to 10,000, more than the commission.
  • Agency commission. Around 5 per cent of the annual rent plus VAT, tenant-paid.
  • Security deposit. Around 5 per cent of annual rent unfurnished, up to roughly 10 per cent furnished, refundable. Ask to pay it with the second cheque.
  • Tawtheeq. Registration is legally the landlord's obligation and a flat administrative fee, not a percentage, but it is routinely passed across. Settle who pays in writing.
  • Utilities. An ADDC connection deposit plus a separate district-cooling deposit, since Yas runs on district cooling. Budget a low four-figure sum.
  • Municipality housing fee. Levied on expatriate tenants as a percentage of annual rent, typically around 5 per cent, and spread across the monthly ADDC bill rather than taken upfront.

Take the 681 sqft Water's Edge one-bedroom at AED 100,000, unfurnished, on two cheques. Day one is approximately AED 50,000 for the first cheque, roughly AED 5,250 in commission with VAT, AED 5,000 as a deposit, the Tawtheeq fee and a low four-figure sum in utility deposits. Call it around AED 62,000 in cash to take the keys.

The freeze changed where the bargain is

The common misreading is that the measure protects renewals only. It does not: renewals and new agreements both reference the rate on the property's last registered Tawtheeq contract, so a previously let unit should be offered to an incoming tenant at the preceding contract's figure. The freeze follows the unit, not the tenant.

That inverts the usual advice. Moving is no longer an automatic reset to market, so the question to put to an agent before you view is not the asking rent but the last registered rate.

  • It is a ceiling, not a floor. Nothing stops a landlord agreeing less than the registered figure, so the single-cheque discount and a longer term are still worth trading.
  • First-time lettings are the exception. Never-registered stock, such as a fresh handover on the bay, prices at the open market: on Yas, where new phases keep completing, that is where the expensive leases sit.
  • Notice governs the timing. Abu Dhabi's framework generally requires roughly two months of written notice before expiry for any amendment to a renewal.
  • Registration is the enforcement gate: an increase is caught when the contract is registered. Refuse side payments, non-refundable maintenance deposits and inflated administrative charges, which carry no standing outside the registered contract. Escalate to ADREC, and to the Lease Disputes Resolution Committee.

How to choose between the four

Pick on bedroom count and trade-off, then take the price from the registry rather than the listing.

  • Apartments under AED 175,000: Water's Edge, on the order of AED 90,000 a year or more below the golf-side and waterfront equivalents at three bedrooms. Pay the Yas Bay marina premium only if you will use it on foot.
  • Four bedrooms: West Yas at around AED 340,000 for the school inside the gate and the clean comparable set; Yas Acres at around AED 357,000 if you will pay the club membership on top. A fifth bedroom there costs only about AED 7,000 more.
  • Whichever you choose: ask for the unit's last registered Tawtheeq rate, and its sale history. A landlord who bought secondary, which on Yas prints at an indicative 1,483 AED per sqft against 1,780 for primary, has more room than one who paid a launch price.

Yas Acres or West Yas for a four-bedroom family villa?

West Yas, unless you will pay for the golf club separately. A four-bedroom averages roughly AED 340,000 at West Yas against approximately AED 357,000 at Yas Acres, so the golf-side premium is around AED 17,000 a year. West Yas has West Yas Academy inside the community and just over a thousand near-identical villas, which makes a quoted rent easy to test. Yas Acres gives you a size ladder from two-bedroom townhouses upward and the country club on the doorstep, but the club is a paid membership bought from the operator and is not conferred by a tenancy.
