The Canopies might suit someone who wants an apartment on Yas Island within a proposed park centred neighbourhood. Its value to that household depends on a particular plan and setting, not the scale of the wider Yas Point destination.

What belongs to the project?
Aldar's project page lists 592 studios to three bedroom apartments with an estimated 2030 handover. The launch announcement says The Canopies is the first residential community at Yas Point. It describes landscaped areas and resident facilities, while the wider destination includes a waterfront promenade and other proposed attractions. The boundary between community amenity and destination facility matters when testing an offer.
Why shortlist it?
A Yas Island apartment buyer may prefer a compact home format and access to the island's established attractions rather than a villa. The Canopies adds a planned garden led community to that choice. But its masterplan imagery cannot tell a buyer whether the exact apartment receives a view, shade, privacy or easy access to a particular facility.
Ask for a matched floor plan, building and floor, outdoor area, parking and the status of the amenity most important to the household. The estimated handover is a planning input, not a guarantee.
