Modon's Reem and Hudayriyat collections include different housing arrangements. A useful shortlist begins with the apartment, maisonette, townhouse or villa requirement, then tests the selected home's island journeys.

Modon's real estate page identifies Reem projects including Muheira, Reem Hills, Tara Park and Maysan, alongside Hudayriyat developments. Use the current catalogue to establish names and locations, then consult each project's own material for its housing types.
Reem and Hudayriyat contain more than one housing arrangement
The Modon examples in this collection offer a useful starting map. They show why island selection and housing selection should be considered together.
| Setting | Named collection | Housing distinction in the cited project material |
|---|---|---|
| Reem Island | Muheira | One to three bedroom apartments |
| Reem Island | Maysan, Mayar | Stacked maisonettes |
| Reem Island | Maysan, Thoraya | Townhouses |
| Hudayriyat Island | Nawayef Park Views | Apartment release |
| Hudayriyat Island | Nawayef Village | Townhouses and twin villas |
The table is a selection of the Muheira, Maysan, Park Views and Village references. It is not the full Modon portfolio or a current inventory.
If a private entrance is central to your search, the maisonette, townhouse and twin villa arrangements deserve a closer plan comparison. If a single level apartment is the priority, the apartment collections provide a different starting point. Neither filter supplies a final recommendation without the selected plans.
Once a housing arrangement remains relevant, test the island's actual destinations against your working week. This avoids choosing a location first and only later discovering that the remaining home types do not suit the household.
Make a collection map
List the project, island and property type that interests you. Keep a tower apartment, stacked maisonette, townhouse and standalone villa in different rows.
For example, the Maysan announcement distinguishes Mayar's stacked maisonettes from Thoraya's townhouses. Treating both simply as “Maysan homes” would hide a practical difference in entrances and vertical arrangement.
Use the same household requirements
Choose three requirements you would apply on either island: perhaps a separate work room, storage for equipment and a manageable journey to work.
Then test the selected homes against those requirements. Do not let one option win by including a feature you have not asked the other option to demonstrate.
An apartment and a villa may both remain relevant, but write down the upkeep and outdoor space tradeoffs rather than treating extra floor area as automatically better.
Keep the destination and delivery questions separate
A sports or waterfront destination can help explain why an island interests you. It does not establish that the residential collection's own facilities are available at the same time.
Identify which amenities belong to the wider island, which belong to the project and which relate to the selected home. Ask about access and operating status for the ones you would use.
For a future home, retain the relevant timeline and its source. Do not substitute another project's progress for evidence about your selected collection.
Finish with homes you can describe plainly
Your shortlist should say what the home is, where its entrance is, how its rooms work and which regular journeys you have examined.
Start the Modon comparison with the housing arrangement, then the island journeys. Preserve collection differences instead of treating either island as one product.
