Method and caveats
- Source: the ADREC transaction registry of recorded property sales in Abu Dhabi — settled transactions, not asking prices or portal listings.
- The report covers the last complete calendar month. ADREC registers a sale days to weeks after the parties agree, so the running month is always partial and would understate the market.
- Prices are medians, not averages, so a handful of very large sales cannot drag the figure. Median AED per built-up square foot is converted from the registry's square-metre basis at 10.7639 sqft per sqm.
- A median can move because the mix of what sold changed, not only because prices changed. A month in which more premium stock traded will print a higher median at unchanged prices — read year-on-year moves with that in mind.
- Districts with fewer than 20 recorded sales in the month are excluded from the district table: a handful of sales produces a median with very wide error bars.
